Ares G. Dalianis practices in the areas of real property taxation and assessment appeals, real estate, eminent domain, revenue litigation, and general corporate representation for school districts and other units of local government.

Ares has a substantial practice before the State of Illinois Property Tax Appeal Board, and in the circuit and appellate courts on valuation and tax rate objections, as well as exemption, tax incentive, condemnation, and land acquisition issues.  He regularly counsels on property tax-related legislation and is a frequent speaker before diverse groups interested in property assessment and taxation issues including the Chicago and American Bar Associations, the Civic Federation of Chicago, the Illinois Property Assessment Institute, the Township Officials of Illinois, the National College of District Attorneys, Ed-Red, SCOPE, SSSBO, and others.

Before joining Franczek Sullivan, Ares served as the Deputy Supervisor of the Cook County State's Attorney's Office Real Estate Tax Section and as an Assistant State's Attorney in Lake County, Illinois.

Ares reported appellate court decisions include:  LaSalle Partners, Inc. v. Illinois Property Tax Appeal Board, 269 Ill.App.3d 621 (2nd Dist. 1995); In re Application of Anderson, 279 Ill.App.3d 593 (2nd Dist. 1996); Cook County Board of Review v. Property Tax Appeal Board, 339 Ill.App.3d 529 (1st Dist. 2002); Elmhurst Chicago Stone Co. v. Novak, 356 Ill.App.3d 180 (2nd Dist. 2005); Commonwealth Edison Co. v. Property Tax Appeal Board, __ Ill. App. 3d __, 882 N.E. 2d 141 (2nd Dist. 2008); and Madison Two Associates v. Pappas, __ Ill. 2d __, 2008 WL 484758 (2008).

Ares is the co-author of the chapter entitled "Property Tax Appeals" in the recently issued Illinois Institute of Continuing Legal Education book Real Estate Litigation (2007).  Ares is a partner at Franczek Sullivan.  He earned both his undergraduate and law degrees from the University of Illinois at Urbana-Champaign.
